href=\"https:\/\/www.verificat.cat\/es\/category\/verificaciones\/\" rel=\"tag\">Verificaciones<\/a><\/div>\n\n\n<p>El precio medio del alquiler en Catalunya ya es mayor que antes de aplicar el tope, seg\u00fan los nuevos datos del Departament d\u2019Habitatge de la Generalitat, calculados a partir de las fianzas depositadas en Incas\u00f2l publicadas este domingo. En Barcelona, \u200b\u200bel precio en el tercer trimestre de 2025 fue el m\u00e1s alto desde que se aplic\u00f3 el tope, pero todav\u00eda se manten\u00eda por debajo de los meses previos. Paralelamente, el n\u00famero de contratos firmados marca una tendencia negativa, aunque los nuevos datos muestran un repunte.<\/p>\n\n\n\n<p><a href=\"https:\/\/www.verificat.cat\/es\/el-encarecimiento-de-los-alquileres-se-ha-contenido-desde-que-se-aplico-el-tope-en-catalunya-a-pesar-de-un-repunte-del-4-este-verano\/\">La medida, que limita el precio de la renta en las zonas tensionadas, lleva activa casi dos a\u00f1os<\/a>, pero su impacto siempre ha estado rodeado de duda: \u00bfes el tope del alquiler efectivo para regular el mercado de la vivienda?<\/p>\n\n\n\n<p>Por ahora, <a href=\"https:\/\/www.verificat.cat\/es\/pronto-saber-tope-alquileres-funciona\/\">los datos son insuficientes para dar una respuesta clara<\/a>, tal y como explicamos. Verificat no ha encontrado ning\u00fan estudio acad\u00e9mico que separe el impacto de la medida de otros factores contextuales y permita evaluar si el tope ha permitido reducir precios en las zonas tensionadas, si ha limitado su aumento, o si, por el contrario, ha hecho que la oferta baje.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Crece el precio del alquiler en Catalu\u00f1a<\/strong><\/h2>\n\n\n\n<p>Tras un baj\u00f3n inicial cuando la medida entr\u00f3 en vigor, <a href=\"https:\/\/habitatge.gencat.cat\/ca\/dades\/indicadors_estadistiques\/estadistiques_de_construccio_i_mercat_immobiliari\/mercat_de_lloguer\/lloguers-per-ambits-geografics\/index.html\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">el precio del alquiler sigue una tendencia al alza en el conjunto de Catalunya<\/a>. En el tercer trimestre de 2025 el precio medio del alquiler se situaba en los 876,73 euros mensuales, un 2,6% m\u00e1s que tres meses atr\u00e1s, y un 4,5% m\u00e1s que en el mismo trimestre del a\u00f1o anterior.<\/p>\n\n\n\n<figure class=\"wp-block-embed is-type-wp-embed is-provider-flourish wp-block-embed-flourish\"><div class=\"wp-block-embed__wrapper\">\n<iframe loading=\"lazy\" class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" title=\"Interactive or visual content\" src=\"https:\/\/flo.uri.sh\/visualisation\/27753811\/embed#?secret=pJfoBZGpbN\" data-secret=\"pJfoBZGpbN\" frameborder=\"0\" scrolling=\"no\" height=\"575\" width=\"700\"><\/iframe>\n<\/div><\/figure>\n\n\n\n<p>El aumento se observa tambi\u00e9n a nivel de provincias: Barcelona, \u200b\u200bGirona y Lleida registran incrementos del 2,5%, 4,1% y 5,7% respecto al trimestre anterior, mientras que en Tarragona el precio se mantiene constante (cae un 0,2%). Y en la ciudad de Barcelona, \u200b\u200bque concentra una quinta parte de los habitantes de Catalunya, los precios del tercer trimestre de 2025 son ya los m\u00e1s altos desde que se aplic\u00f3 la restricci\u00f3n, aunque se mantienen por debajo de los valores previos a la medida.<\/p>\n\n\n\n<p>El alquiler medio en la ciudad se situaba el pasado septiembre en los 1.153,11 euros mensuales, un 1,5% m\u00e1s que en el trimestre anterior, y un 1,7% m\u00e1s que en 2024.<\/p>\n\n\n\n<figure class=\"wp-block-embed is-type-wp-embed is-provider-flourish wp-block-embed-flourish\"><div class=\"wp-block-embed__wrapper\">\n<iframe loading=\"lazy\" class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" title=\"Interactive or visual content\" src=\"https:\/\/flo.uri.sh\/visualisation\/27753997\/embed#?secret=1aWV94aSmn\" data-secret=\"1aWV94aSmn\" frameborder=\"0\" scrolling=\"no\" height=\"575\" width=\"700\"><\/iframe>\n<\/div><\/figure>\n\n\n\n<p>Paralelamente, el n\u00famero de contratos firmados en Catalunya marca una clara tendencia negativa pese al repunte del tercer trimestre de 2025, cuando han subido un 2,1% respecto al segundo. En Barcelona, \u200b\u200bel repunte est\u00e1 m\u00e1s claro: con 7.855 contratos firmados entre julio y septiembre, el trimestre fue el mejor desde el segundo de 2024.<\/p>\n\n\n\n<figure class=\"wp-block-embed is-type-wp-embed is-provider-flourish wp-block-embed-flourish\"><div class=\"wp-block-embed__wrapper\">\n<iframe loading=\"lazy\" class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" title=\"Interactive or visual content\" src=\"https:\/\/flo.uri.sh\/visualisation\/27753863\/embed#?secret=srbqpbiMCq\" data-secret=\"srbqpbiMCq\" frameborder=\"0\" scrolling=\"no\" height=\"575\" width=\"700\"><\/iframe>\n<\/div><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>El escenario del 2020: el tope derrib\u00f3 el precio<\/strong><\/h2>\n\n\n\n<p>Ante la ausencia de publicaciones que eval\u00faen los factores externos que pueden influir en estos datos, los antecedentes aportan contexto. En 2020 Catalu\u00f1a aprob\u00f3 <a href=\"https:\/\/www.verificat.cat\/es\/quien-ha-limitado-el-precio-del-alquiler-en-cataluna\/\">una ley de contenci\u00f3n de los alquileres<\/a> que el <a href=\"https:\/\/www.boe.es\/diario_boe\/txt.php?id=BOE-A-2022-5807\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Tribunal Constitucional<\/a> anul\u00f3 dos a\u00f1os despu\u00e9s por invasi\u00f3n de competencias. Los estudios que se hicieron al respecto concluyeron que <a href=\"https:\/\/www.verificat.cat\/es\/el-encarecimiento-de-los-alquileres-se-ha-contenido-desde-que-se-aplico-el-tope-en-catalunya-a-pesar-de-un-repunte-del-4-este-verano\/\">la medida rebaj\u00f3 el precio de la vivienda<\/a> pero no se ponen de acuerdo en la medida en que lo hizo, ni en si tambi\u00e9n tuvo como consecuencia la reducci\u00f3n de la oferta, tal y como explicamos.Estudios como el de la <a href=\"https:\/\/bse.eu\/research\/working-papers\/effect-second-generation-rent-controls-new-evidence-catalonia\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Barcelona School of Economics<\/a> o el de <a href=\"https:\/\/www.upf.edu\/documents\/244440153\/248756268\/PB+Limitaci%C3%B3n+precios+alquileres.Evidencia+cient%C3%ADfica+y+emp%C3%ADrica+en+el+caso+catal%C3%A1n+II_18012023.pdf\/c16cec9e-8242-1a95-7d00-2a27e46b3f4e?t=1674030133174\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">la UPF y la Asociaci\u00f3n de Promotores y Constructores de Edificios de Catalunya<\/a> atribuyen al tope de 2020 ca\u00eddas de entre el 4% y el 15% de la oferta.
